I think it may be time to consider or determine how building permits are granted. I think somewhere in these strings of audio we hear the idea that it doesn't matter if we have 721 lots available in the growth equation, because it's the building permits that drive growth. And I think the number is around 58 permits or so a year?
ReplyDeleteThis seems a reasonable argument in the absents of the cost of supporting infrastructure that the city pays for.
I couldn't be at this meeting and I realize the limitations with the Observers audio abilities, but I wonder with this new property if the city would need to invest in any new infrastructure to support what I imagine could be only 2 homes for some period of time, especially given the high-end nature of these homes. 58 permits isn't many when disbursed over a number of subdivisions which need city investment too.
Did Schwecke run any feasibility numbers from the UW software for this proposal? It may not be the best definitive resource but it's better than a guess.
I also realize this discussion was in changing the designation of this property, and that talk of development specifics is somewhat pre-mature, but such a discussion was started by Roger Berg when he mentioned the style of homes and type of neighborhood this property would become.
We may need to determine if we have a need for a minimum start size for new developments.
