I don't think that's exactly fair because when you purchase property you are paying for a flood study, they don't focus on ten years. In weather that's a nano second of time.
ReplyDeleteLooking at ten-year averages to see if they are anomalous to longer-term events can be useful. You still need to keep the 100-year and "record" events on the radar screen, though.
ReplyDeletePart of the heartache over here has been being told that we've had 4 100-year events in a three year span.
